Sun City Grand floor plans

Forty nine floor plan names in five families, from 1,096 to 3,388 square feet. Many models include a den, and some share the same basic plan with a different look outside.

The 9100 series were the first models built. The 9200 series were the last, mostly in Phase IV on the west side of Highway 303. The La Solana condos range from 427 to 1,021 square feet.

The rules buyers ask about

These come from the community's CC&Rs and Rules and Regulations.

• Visitors under 19No one under 19 may stay overnight in a home for more than 90 days in any 365 day period.
• Exterior changesPainting, planting and other exterior changes need approval from the Architectural Review Committee. Remodeling the inside does not.
• PetsUp to three cats and dogs plus a reasonable number of other usual household pets. Pets stay on the lot or on a leash, and owners clean up after them.
• LeasingLeases must be at least 30 days and cover the whole home. Short term rentals such as Airbnb are not allowed. Casitas cannot be rented separately. At least one tenant must be age 45 or older, and the owner tells the Association within 10 days of signing.
• OccupancyNo more than two people per bedroom.
• RVs, boats and trailersThese cannot be parked on a lot or street, except for up to 72 hours in a 30 day period for loading and unloading. Parking on city streets is otherwise allowed unless a vehicle is inoperable or unregistered.
• Garage doorsGarage doors stay closed except when you are coming or going.
• What is not allowedClotheslines, detached garages, and storage sheds that neighbors can see.
• TrashTrash goes in the in ground containers. Anything outside them cannot be put out before 6 pm the day before pickup.
• Golf course livingHomes near a course accept maintenance noise, often at sunrise or sunset, and the occasional stray golf ball. The community does not guarantee that a golf course view will stay the same.

How fees work

Deah explains the structure here and gives you the current numbers for any home you are considering.

• Annual assessmentIt pays for the amenities and the staff that run them, and it includes two Activity Cards per home. It is paid one year in advance. Resale buyers keep the anniversary date of the original owner, and homes first sold after December 2002 are due July 1.
• Limits on increasesThe Board cannot raise the base assessment more than 15 percent over the prior year without a vote of the owners, except in an emergency.
• Extra Activity CardsA third or fourth card can be bought for half of the annual assessment. It is not refundable and lasts one year.
• CARE feeA one time Community and Resident Enhancement fee paid by each buyer. It is never less than the current base assessment.
• Other resale feesA resale disclosure statement fee, a resale transfer fee, and an Architectural Review Committee fee for changes valued under $25,000 to the home.
• Unpaid assessmentsUnpaid assessments become a lien against the home.

If you are selling in Sun City Grand

The community has specific rules for signs, open houses and the transfer of ownership.

• For Sale signOne professionally lettered sign per lot, no larger than 18 by 24 inches, with up to two small agent riders. It must come down within two working days after closing.
• Open housesWalk in open houses are allowed from 8 am to 6 pm any day. Directional signs are allowed in common areas on Friday, Saturday and Sunday from 8 am to 6 pm, up to four per lot.
• Notice of saleThe owner gives the Association at least seven days written notice of the buyer's name and the transfer date.
• For sale signs on vehiclesA vehicle showing a For Sale sign may not be parked in a driveway, on a street or in a common area.
